Finding tenants in Obenseuer can be a little confusing, especially when you are trying to remember where everyone is and what kind of apartment they need. Some tenants are easy to find, while others are hidden behind quests, story progression, or surprisingly demanding apartment requirements.
In this post, we will go through the tenants you can recruit, where you can find them, how much income they provide, and what you need before they will agree to rent your apartment. I’ve also included the important prerequisites for tenants who require quests, jobs, or access to new areas.
This guide has been updated for the Bazaar update and Version 0.5.03, released on October 6, 2026. The Bazaar is now officially available rather than being limited to playtest content, so the Bazaar tenants and locations listed below should be treated as part of the current game. Older saves still work after the Bazaar update, although the developers note that old save data can sometimes cause issues.
Agnes Takala
Agnes is one of the first tenants you can find. She is sitting near the tents on the road where you start the game.

Bazaar Tenants and the Latest Update
The Bazaar officially opened on September 30, 2026, bringing a large new district to Obenseuer with new locations, quests, NPCs, shops, furniture, items, and other mechanics.
For this tenant guide, the biggest change is that the Bazaar-related tenants are now part of the live game rather than being treated as future or playtester content.
The Bazaar also introduces the ability to purchase the Bazaar house. After purchasing it, the mailbox should become your property. Version 0.5.03, released on October 6, fixed an issue where the mailbox did not properly become the player’s property after buying the Bazaar house.
If you are using an older save, the developers have confirmed that old saves remain functional, although some issues related to old save data may still occur.
What Changed in Version 0.5.03?
The October 6, 2026 update mainly focused on bug fixes and improvements rather than adding a large group of new tenants.
For tenants and related systems, the update fixed several issues that could affect NPCs and quests, including:
- Fixed Ines being capable of reporting crimes.
- Fixed Heikki Mailanen not giving the player his fingers.
- Fixed Ines Hietala not spawning during her quest.
- Fixed Kaisa Wirta causing screen shake when talking to her.
- Fixed Jesper Kumpula using a shovel to eat pea soup.
- Fixed Kari Hämäläinen being incorrectly treated as Toivo Malmijoki.
- Fixed Raimo Stalreg not wearing his bandanna in the spa.
- Fixed Rob Madsen not giving the player the key to the toilet.
- Fixed Casino Coup not completing correctly.
These fixes are useful to keep in mind if a tenant, NPC, or related quest seems to behave differently from older versions of the game.
Obenseuer Tenant Income and Requirements Overview
There are quite a few tenants scattered around Obenseuer, and their requirements range from extremely simple early-game apartments to almost completely upgraded homes.
If you are just starting out, Sara Claine, Agnes Takala, Pera Harju, Pate Rantanen, Nina Lund, and Aleksi Kivi are some of the easier tenants to work toward because their apartment requirements are relatively low.
Later on, tenants such as Tapani Kattila, Director Murhapuro, Per Otter, Zoya Gubenko, and Harri Hyvinkää require much more heavily upgraded apartments. They can be worth pursuing once you’ve invested enough into your tenement.
The easiest way to manage your tenants is to explore each new area as you unlock it and speak to everyone you meet. Some tenants are immediately available, while others require story progression, quests, jobs, or conversations before the rental option appears.
The Bazaar is especially worth exploring now that the district is officially open. Several of the tenants in this guide require Bazaar access, so if you haven’t reached that area yet, don’t worry if some of them aren’t available to you.
Also keep an eye on the apartment requirements before spending your resources. There is little point in upgrading everything blindly if you already know which tenant you want to recruit next.
